Cumberland is a town of about 36,000 people in northeast Rhode Island, directly north of Pawtucket and bordering Massachusetts. Locals sometimes call it the "Land of Lakes and Ponds" because of Diamond Hill Reservoir, Arnold Mills Reservoir, and the streams and ponds scattered across town. It's suburban with a rural edge, especially once you get north of Route 295.
The housing stock is a mix of cape-style homes from the 1950s, colonials from the 1960s and 1970s, and ranches on larger wooded lots in Arnold Mills and North Cumberland. Many of these homes were built with oil-fired boilers and baseboard heat. The boilers are still running, but a lot of them are past the 25-year mark and starting to show their age. Valley Falls, closer to the Pawtucket border, has denser housing with older multi-family homes and cape cods.
